Quick note for the holiday season.
Secondly, if there is a snow fall The Manor roads and sidewalks will be cleared in due time, please be patient and avoid walking on uncleared side walks. As a general rule, do not drive on the roadways unless neccessary during a snowfall.
Lastly, rent is still due on the 1st and late after the 3rd. That means all payments must be received in the drop box by midnight of the 3rd. Payments for rent will be late if received on Sunday the 4th of January.
Thank you all for such a great year and please keep reading The Manor Messenger for updates on community events and helpful information. Please post as you like on the messenger. The management accepts all comments from our residents and posts them accordingly.

December Newsletter
December has come once again. It's a time for family, giving, togetherness and a sense of love. Day to day we all think of how wonderful life is and the greatness stored in each one of our hearts. I know I do! Consider this newsletter my message to everyone for the holiday season. My name is Nick and I am the Marketing Manager at The Manor. I, along with my colleagues, work every day to make life here at The Manor just a little more sweet. And, with the fastly approaching Christmas season, our work is cut out for us.
I drive the highways and bi-ways of America quite regularly and found the rudest commuters in the US to be in Northen Virginia. I would wager you are nodding your head right now! But, as I drove this Thanksgiving holiday, there was a different feeling. It seemed most everyone went out of their way to try and help others, and not jockey for their rightful position. It seems the Christmas spirit has already started affecting us. It's as if our ecomnomic crisis isn't much of a crisis after all, as we merrily go about our way giving to all that might need it. Food banks are filling up once again, money and toys flood donation centers, and people in general smile at one another. This is the Christmas spirit and its like a steam roller barrelling its way through each of our hearts!
This season, lets forget our problems and focus on the important stuff like family, love, and giving. Throughout history we have shown as a people that Americans will concur their enemies and survive as one people. In my heart, there is no worldwide economic crisis, only a bright light shining, readying itself for the Christmas season. Go ahead, wave to your neightbor, buy that toy to donate, show your Christmas tree for all to see. This is a love no one can ignore.
Resident of the Month
The Manor is starting its all new resident of the month program. Its quite simple, each month management will pick a new resident of the month to which he or she will receive a very nice prize. This month we gave away an edible arrangement and some other goodies. We look at many different variables, but in the end it comes down to the best of the best as tenants at The Manor.

Dog Feces and Trash
A rash of dog feces and trash has been found throughout the complex. In our November Mini newsletter we touched on the fines and fees associated with the owners negligence. Since then there have been no complaints and management would like to give all of our residents a big high five for a job well done! Please keep up the good work in keeping our home as neat and clean as possible.
Rent, Work Orders, and Resident Refferals.
We all know rent is due on the 1st and it is late after midnight of the 3rd of Every month. Did you know we have a drop box just in case you can't drop it by during normal business hours. You may also pay it on-line using your credit card at http://www.erentpayer.com/. There is a fee for using this service. If either your are paying by money order or cashiers check please follow a few simple rules.
1)Always write your full address and name clearly. If it cannot be read, it may be attached to another account or not posted at all.
2)Do not put your payments in an envelope. This slows the process of checking each of the checks for correctness as we open each envelope in front of you.
3)Regardless of what is handwritten on the check, we will always post the check to the type written information. If you want your check to post to another account other than your own, it must be in money order or cashiers check.
4)Erentpayer.com is sometimes tricky. If you use erentpayer.com your payment will not post to your account here at The Manor until it clears. This means, even if you pay it on the 1st and it clears your bank on the 3rd, it may not clear our account until after the 3rd and therefore is late and proper proceedings for late payments will be adhered to. Although this situation is easily cleared up, you may have to receive a "5 days to pay or vacate" notice.
5)Keep your receipts and confirmation numbers. These are your only way to prove you paid. It also makes it easy to find in the unlikely event of a mistake.
6)If you are late with rent, you are required to pay in money order or cashiers check with the additional 10% (of your total monthly rent) late fee.
7)After midnight of the 3rd, rent will be late. The drop box will be cleared and all monies received after that point are late. This is very important, you must pay by midnight of the 3rd of each and every month or your rent will be late.
Work orders are a little simpler. Please, do not ask our service members to do that little extra thing you "forgot". Our system is based on a work order being drawn up. If you do not call in the work order, there is no guarantee it will be done. After the work order is complete, if you have another request, please call the management office. We are more than happy to take your request. Lastly with work orders, the office personel have a very limited knowledge of the service side of things. We do not know the schedules of the service members and have very little contact with them. We cannot and will not diagnose a problem over the phone. We only know what a resident tells us. We simply enter in the symptoms and let the professionals fix the problem. The service team is very knowledgable, and has plenty of experience, just let them do their job.
Resdient refferals are another simple topic. Simply refer a new resident who then moves in and receive a $300 referral fee off your next months rent. There is no limit as to how many referral fees you can get. If you can't make it, just email us at manoratenglandrun@udr.com and we'll do the rest.
Wrapping Party
On December 20th The Manor will host a wrapping party including free wrapping paper, tape and scissors as needed. We'll also provide coffee, hot cocoa, and cookies. Come join us on Saturday the 20th starting at 10:00 AM and ending around 5:00 PM.
November Mini Newsletter
To kick off the season, The Manor has had its first resident of the month. The winner will be posted on our website listed above sometime this week. Each month a new Resident of the Month will be chosen by the management.
Next, The Manor is providing wrapping paper, coffee and other supplies for a long day of wrapping presents. All of The Manor is invited to attend and wrap their presents while listening to some holiday music. Come join us 12/20/08 from 11-5 and wrap your presents, for free!
Also, the Fredericksburg Christmas Parade is 12/06/08 and starts at 5:30 PM. To avoid any traffic or parking citations, simply use the Fred Bus. Pick up the bus at either entrance to the community. That’s the D2 Stafford County South. Then transfer at the station to the F5 Downtown Loop and get off where ever you desire. Just be sure to be standing on either Caroline St or Princess Anne St for the parade. This only costs $.50 each way!
Next is Thornton Wilder’s ”Our Town” brought to you by UMW Theatre and Dance. Its from November 13th-23rd. Call (540)654-1124 for tickets and information.
Lastly, just a few tips for life here at The Manor.
1) When ever you write your checks for rent please include your name and address written clearly to avoid any confusion or misappropriation.
2) Always pick up after your pets. It is a violation of your lease and a health hazard for all. You can and will be fined $50 for any future violations.
3) Littering is also a violation of your lease and also a very serious health hazard. You can and will be fined $50 for any future violations.
Pet stations have been placed throughout the community for this purpose, so please use them.
So, please have a very happy holidays, and remember there is still a $300 resident referral for each person you refer to The Manor.

Halloween Balcony Decorating Contest
In first place for this years Halloween balcony decorating contest is Sara Watson with a brilliant display of decorations and lights. Thank you Sara for a great job!
In second place is Mr. and Mrs. Githens with this wonderful display of lights, decorations and music to go along.
In third place is this balcony by William Mullen and Leah Reda. This is a real head turner. Hard work and determination won this couple their prize.

September Newsletter
As the summer winds down, The Manor winds up for a slew of community events!
The 1st Annual Pool Party and Volleyball Tournament was a splash with lots of things to do like jump around in the moon bounce, and eat lots of free food. This event is now the event of the year.
Fantasy football starts up 9/6/08 at ESPN fantasy football under the league name “the manor”. All are welcome, but only 19 slots still remain. They will go quickly. Just email Nick Genest at ngenest@udr.com with your name and email address so you may be invited to the league. A prize will be awarded to the regular season winner. More details soon.
A dog show will be soon. This is no regular dog show and judges will be minimally trained. But with all the imagination provided by current personnel this should be lots of fun and quite entertaining. Just email Nick Genest with your entry and on 9/27/08 we’ll be holding the competition at a location on the property.
A fishing contest is also on the horizon. On 10/25/08 we will be having a fishing contest completely catch and release, based on weight only. Just email Nick Genest at ngenest@udr.com to enter into the competition.
November 15th is America recycles day. This is the opening of The Manors recycle program. All attendees will meet to bring their recyclables together ,then as a team bring the products to the Geico recycle bins. After that, the residents will be asked to recycle on a weekly basis. Any ideas are welcome as to how we can accomplish this. The Manor is going green and so should you. Lets team up and make a difference.
In the end all residents will have a chance to make a difference in our community, the USA and the world. It just takes a little time and effort. Helpful Hints for Apartment Living at The Manor
Its always nice when big brother looks out for you. And, its always nice to have a helpful reminder every once-in-a-while. Living in an apartment can be quite difficult and has its own obstacles to deal with day-to-day. Paying rent, for example, is a monthly obstacle that requires some knowledge. There are 3 ways to pay rent right now. The first is to hand it directly to one of the office personnel. The second is to drop it in the drop box about 8 feet left of the office doors. Its small and obscure, but it is there 24 hours a day 7 days a week. Lastly is erentpayer.com . You can use this website and pay on-line with a fee each time you use it, using your credit card. We hope to have Myudr.com up and
running real soon where you can pay on-line for free using your checking or saving account. You may also use this service to enter in your service requests.
Speaking of service requests, did you know you can send a service request over the internet? Just email your name, address, phone number, and a description of the problem to manoratenglandrun@udr.com and we will promptly enter it in for service. This will not work for emergencies after hours or on the weekends. You must call (540)37-3793 and enter in “0” for emergencies. Emergencies are classified as unstoppable leaks, no heat, no AC, no power, no water, any deficiencies in structural integrity, refrigerator not cooling properly, all toilets plugged or overflowing, no hot water, or any electrical problems that could result in further damage or harm to person. If you believe your issue is an emergency and is not listed please call and let our technicians assess the situation and respond. Please remember that 911 is also available for major emergencies such as fire, flooding, crime, ect.
The service team is here to serve you but please refrain from asking them to help you without a call or email to the front office. All work must be through the front office. A big “Thank you” goes out to all the hard working service team members that keep our apartments in order and working. Next time you see one, say “Hi” and let them know how great they are doing!
Going Green
The Manor will continue to go green. On November 15 2008 there will be America Recycles Day. Community wide we will be gathering here at the front office for a Saturday of fun and enjoyment helping Mother Earth survive a little bit longer. Bring all your recyclables and we’ll do the rest.
That’s not all, there are plans to have on-site recycle bins, but no other details are known at this time. If you know of any way you can help, let us know.
Recycling not only helps out the environment but it also helps out our community directly. By recycling, we can reduce our trash output by as much as 75%! That means less of the unsightly trash overflow in the dumpster. Also, by picking up your own litter from the grounds we can keep our home neat and clean for all to enjoy.
Also, you can help the environment by using energy saving tips. This will also lessen the burden on your pocketbook by reducing your energy consumption. You can do this simply by using low wattage fluorescent bulbs, turning off the lights, using less hot water or even leaving that AC off during those mild summer and fall days. These are just a few tips to help the environment at home and more are very welcome. Just submit them to any office member to be included in the next on-line newsletter.
Speaking of our on-line newsletter, we will no longer be publishing our newsletter in print. All of the community events and updates of communty happenings will be on-line at (no www)themanoratenglandrun.blogspot.com. There you’ll see all of The Manor’s up and coming events as well as helpful tips on how to live better within our apartment community. This is The Manor’s way of Going Green so please join us in preserving our environment, our home, and our community.
Meet Your Service Manager
Steve Hendricks has long been our service manger and his duties seem to be never-ending. You can always not find him in the office hard at work. He is constantly out in the field assessing and adjusting for current and future resident needs.
His busy schedule includes scheduling daily repairs throughout our 476 unit community, regular maintenance, upgrades, and overseeing 4 other maintenance people. With all of this and so much more to come it's no question he is one of the hardest working individuals on the property. Organization, quick on his toes, and steadfastness are just some of his qualities. Aside from work he also has a personal life.
At home he is father of three beautiful girls. Skyla, Darbie, and Phoebie are the most important part of his life giving daily love and attention as a proud parent.
Even though Steve's from Cape Cod, MA an accent is undetectable. His demeanor says otherwise, pushing for what needs to be done and in a fashion accompanied by patience.
He finds himself enjoying the finer points in life also. He enjoys long ride on his Honda Shadow 1100 and watching UFC fighting on television. He says “WWE? That’s not real wrestling! WWE is anti-wrestling.” His ring-back tone on his cell phone is quite comical, also. It from a band called Deicide. Although incomprehensible, very fun to listen to.
As the Maintenance Manager he is given many responsibilities yet handles all of them with poise and understanding. Next time you see our fearless leader of the wrenches, tell him hello and congratulate him on a job well done. Here’s to you, Steve Hendricks, our Service Manager.

Each winner will receive a cash prize applicable to their rent, and another special prize. We hope this will encourage good apartment living habits and make life here that much better.
